Ellemar Enterprises, a multi-generational, ultra-luxury homebuilder based in South Florida, has listed a fully reimagined oceanfront penthouse at Le Sanctuaire in Highland Beach for $26.9 million.

The 6,182-square-foot residence occupies the entire top floor of the boutique, four-unit building at 3425 S Ocean Blvd, Unit PH, offering 180-degree ocean views and a prime stretch of private beachfront.

Originally built by Ellemar more than three decades ago, Le Sanctuaire has long been known for its architectural sophistication and exclusivity. Now, the family-run firm has returned to the same project to unveil a completely reimagined home that reflects its evolution in the ultra-luxury market.

“This project represents a full-circle moment. It connects the past, present and future of our family-run firm, which has more than three decades of experience in luxury development,” said Mark Rothenberg, CEO of Ellemar Enterprises. “With only four residences in the building, Le Sanctuaire offers a rare level of privacy.”

Inside, the residence was completely gutted and rebuilt — transforming a former three-bedroom layout into a sprawling four-bedroom plan designed for entertaining and modern coastal living.

Every detail, from the curated designer finishes to the custom millwork and lighting, was selected to elevate the experience to the level of a custom oceanfront estate.

A meaningful renovation

The Rothenberg family took on the redesign as both a personal and professional milestone. Returning to one of their earliest projects, Ellemar blended its original craftsmanship with a clean, contemporary aesthetic that aligns with the demands of today’s high-end buyers.

“Reimagining this residence alongside my father was especially meaningful,” said Brandon Rothenberg, vice president of real estate and development.

“Returning to one of our earliest projects with a fresh design lens was both nostalgic and rewarding,” he added.

In addition to the residence overhaul, Ellemar completed building-wide upgrades to enhance the entire property’s appeal, reinforcing Le Sanctuaire’s reputation as one of Highland Beach’s most desirable addresses.

Highland Beach living at Le Sanctuaire

Tucked between Boca Raton and Delray Beach, Highland Beach is one of South Florida’s most exclusive oceanfront enclaves.

Known for its residential character, limited commercial development, and fewer than 4,000 full-time residents, the town attracts high-net-worth buyers seeking privacy and direct ocean access without the congestion of neighboring cities.

With limited inventory and an emphasis on discretion, homes like the Le Sanctuaire penthouse are rare opportunities in one of the region’s most sought-after zip codes.
